Vested Interest is an ongoing project led by Jacob Titus and Dominick Simeri. Despite being an old factory, we bring an ecological imagination to this work—better said by our friend Jason as “Fields Not Factories,” which is to say that in life, patience matters. Seasons come and go, and new life takes many different forms. So we’re building at a paced slowness.

What’s underway

Renovated Artist Studios

Three original upstairs studios are getting a full refresh with drywall, glass doors, and new lighting to match our newest studios.

New Artist Studios

Three new upstairs studios, two around 500 sq. ft. and one around 800 with finished walls, solid doors, and natural light.

The Storefront

Street-facing retail on Sample Street with parking. Fresh paint, vintage lights, and potential for coffee, print, or community retail.

Signage & Updates

Restoring the original Sample Street sign frame, adding a Tutt Street sign, and making building-wide updates: new lights, fresh paint, and ongoing maintenance.

What’s next

The Courtyard Office

900+ sq. ft. private office with a large window off the main courtyard. Well-lit and climate-controlled. Ready to shape with the right tenant looking for a quiet, creative workspace.


Short-Term Activations

We’re exploring pop-ups and temporary uses for open spaces. Got an idea? Let’s talk.


The Venue

A former warehouse in the center of the building. We’re adding a new entryway and garage door to make it ready for production, events, warehouse, or something unexpected. Again, open to ideas.

How we’re thinking

Not every space needs to be finished to be useful. Some rooms come to life through use, not design. We’re leaving space for that.

We’re learning that renovation is as much about attention as it is about materials, and about cultivation, not control. What does the building want? What does the work call for? What rhythms are already here?
